Rud and Sons, Inc. As you know, the development <br />will need a variance from the 4 in 40 density, restriction and m/n/mum lot size. Staff is <br />recommending that the variances not be approved, the subdivision as proposed cannot be <br />approved. However, in case the Board of Adjustment does approve the variance request, staff is <br />offering the following comments: <br /> <br />General: The sketch plan shows two lots being created out of a 10 acre parcel. The e,'dsting <br />homestead will be on a 7.9 acre parcel and a new lot of 2.1 acres is proposed to be created. You <br />have also applied for a variance from the 4 in 40 density, restriction and the 1 O-acre minimum lot <br />size. <br /> <br />Zoning: The property, is zoned R-I Rural Residential and is located in the Rural Service Area <br />Area. <br /> <br />Lot Sizes: The current minimum lot size in the Rural Transition Area is 10 acres. You have <br />applied for a variance to the lot size; the two lots being created are 2.1 acres and 7.9 acres. <br /> <br />Lot Dimensions: Parcel A has more than 200 feet of frontage on a public road. Parcel B only <br />has. about 185 feet and will need a variance to the lot width requirement if the current <br />configuration is recommended for approval. <br /> <br />Drainage: No grading plan is being requested for this plat. If approved, one additional residence <br />will have minimal impact on the e,'dsting drainage. However, it is understood that future <br />property, owners must take the full responsibility in ensuring that there is adequate drainage away <br />from the structures. <br /> <br />Streets. Citv Ordinances require that the arrangement of streets in new subdivisions shall make <br />provisions for the continuation of existing and future streets into adjoining areas. The proposed <br />minor subdivision does not show the continuation of the existing 177"' Ave. fight-of-way to the <br /> <br />63 <br /> <br /> <br />
