CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW OF <br /> T.J. & ASSOCIATES PRINTING <br />CASE OF SHARP ,4aND ASSOCIATES, L.L.C. <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Sharp and Associates, L.L.C <br />for the development of T.J. & Associates Printing. The parcel is generally located in the <br />northwest comer of McKinley St. and Sunfish Lake Blvd., in the proposed Sunfish Gateway <br />Industrial Park. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated May 31, 2002 <br /> <br />Notification: <br /> <br />Site plans are not subject to a public hearing. <br /> <br />Observations: <br /> <br /> T.J. & Associate Printing is proposing to locate on Lot 3,. Block 1, o_f Sunfish Gateways, The <br />'-' ~te~pment of the lot will be contingent upon final plat approval of Sunfish Gateway and the <br /> Developer recording the plat at Anoka County. <br /> <br /> The subject property, is zoned Industrial and the site plan is proposing to construct an office and <br /> warehousing structure. The proposed activities are permitted uses within the Industrial District. <br /> -The site plan is proposing to construct a two-story 18,886 square foot printing facility. The <br /> building is divided into 6,009 square feet of office space and 12,877 square feet of warehousing <br /> space. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbac~ks, m, stablished in the <br />Industrial District.~-Th7 Industrial district restricts 10t coverage to _~ ~; the site plan is proposing <br />to construct a building fbotprint of 14,524 square feet on 1.70 acres which equates to a lot <br />coverage of 20%. <br /> <br />The subject property does not front on an5' public street. The site w~ll derive access from an <br />access easement that will be recorded as parr of the platting of Sunfish Gateway. The access <br /> <br /> <br />
