Sharp: <br /> <br />We are in receipt of a Utili~, Grading, and Erosion Control Plan prepared by Plowe Engineering <br />Inc. dated April 22, 2002. We have also received a Site Plan, Landscaping and Lift_Hating Plan, <br />Floor Plan, and Exterior Elevation Plan prepared by Lampert Architects dated April 9, 2002. <br />We offer the following comments: <br /> <br />General: The site plan proposes to develop a 18,886 square foot two-story office and warehouse <br />facility for T.J. & Associates Printing. The site is located on Lot 3, Block 1, of the proposed <br />Sunfish Oateway industrial park located along the northwest corner of the intersection of <br />McKinley St. NW and Sunfish Lake Blvd. (CSAH 57). The development of the site will be <br />contingent upon the approval of the final plat for Sunfish Gateway and the plat being recorded at <br />Anoka County. <br /> <br />Zoning: The site is zoned Indus~al: City Code permits multi-tenant o~-fice, and warehousing <br />activities in the Industrial zoning district. <br /> <br />Lot Coverage: The Industrial disndct restricts lot coverage to 35%. The site plan is proposing to <br />construct 6,009 square feet of oi2]ce space and 12,877 square feet of warehouse space for a total <br />building area of 18,886 square feet (this includes tirst and second floor calculations) on the <br />subject 1.70 acre (74,189 square feet) parcel. The building footprint is 14,524 square leek which <br />equates to a lot coverage of approximately 20% (14,524/74,1.89), this compiles with City <br />requirements. <br /> <br />Utilities: The facility will be served by mumcipal sewer 'and water facilities. <br /> <br />Setbacks: The site is subject to a 40-foot from yard, 35-foot rear yard, and 20-foot side yard <br />setback established in the Industrial district. <br /> <br />Screening: The abutting propexies ro the north, south, east and west are zoned ibr Industrial and <br />Business Warehouse and City, Code does not require screemng in these areas. <br /> <br />75 <br /> <br /> <br />
