The landscaping plan is generally acceptable provided the following corrections <br />are made. Additional trees need to be planted near the west and aorth border, these trees need to <br />be of the species recommended for the City, of Ramsey (see enclosed list). The trees should either <br />be spaced eve~ 35 feet or the preferred method is ro provide ~oupings of trees on the sire. <br /> <br />Under schedule A and B, the proposed Norway Maple are not permitted and Norway Spruce and <br />Scotch Pine are discouraged. <br /> <br />Under schedule D staff notes that Spirea and Potentilla are gossly over ?lanted in the landscape. <br />Staff recommends referencing the list of preferred species enclosed for more suitable <br />substitutions. <br /> <br />Staff recommends wood chips over rock mulch. <br /> <br />Architectural Standards: City,. Code restricts building height to 35 feet. The proposed building <br />will be 25 feet in height, which meets City standards. Ci~ Code restricts e,-cter/or wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete pane~s or some other material <br />approved by Cky Council. The exterior building matehals for the building are proposed to <br />consist of rockface concrete block and a pre-£mished metal cap, which meets the architectural <br />standards established in the Industr/al District. <br /> <br />Loading Berths: City Code requires one loading berth for every structure that has a floor area <br />of 10,000 square feet and an additional loading beth for each additional 25,000 square feet o£ <br />floor area. The proposed i8,886 square 1bot structure is required to provide .one loading berth. <br />The site plan is proposing 4, tkis exceeds CitY requirements. <br /> <br />Waste Storage: City, Code requires that all solid waste and re,se receptacles shall be stored <br />wirj'fin a completely screened structure or container. The site plan should be revised to include <br />the location for the refuse receptacles, <br /> <br />Access: The site does not have public access. The subject property will de,ye access from an <br />access easement that wi]l be recorded as parr of the platting of Sumfish Gateway. <br /> <br />Off-Street Park/ng - Design: In accordance with City, Code, all driveways, of-£-street parking <br />and maneuvehng areas are proposed to be su~hced with concrete and finished with B-6/12 <br />concrete curbing. <br /> <br />Off-Street Partdng - Spaces Required: City, Code requires one (1) parking space for eve~ 200 <br />square feet of o~%e space.
