The proposed development is subject to 38 <br />parking stalls and the site plan is providing for 38 parking stalls. <br /> <br />Lighting: Shop drawing of the proposed lighting figures will need to be submitted and is subject <br />to the City Engineers approval. <br /> <br />Drainage and Grading: The existing site is relatively flat with elevatiOns generally between 863 <br />and 864. The proposed building and partdng lot will be drained by a combination of storm sewer <br />and overland flow into a detemion pond located in the southwest comer of the Sunfish Gateway <br />plat. The overflow from th_is pond is directed into a storm sewer along the north side of the <br />railroad tracks and west side of Sun.fish Lake Boulevard into the Mississippi River. Two <br />extensions of the existing storm sewer and three catch basins will be connected to the ex/sting <br />storm wmer system of the Sunfish Gateway development to fac/liiate the storm water runoff fi:om <br />this development. All storm sewer will be non public. Tn_is deve!opment will require a permit <br />from the Lower Rum River Water Management Organization. <br /> <br />Inspection Fees: The City has established an inspection fee to cover the costs incurred by the <br />City related to the installation of required improvements. The amount of the deposit shall be <br />equal to five percent (5%) of the estimated cost of the required improvements. The exact amount <br />of the inspection fee will be provided during City Council review. <br /> <br />Storm Water Management Fee: The City. will ase Tm,: Increment Financing to cover the cost of <br />the development's Storm Water Management Fee <br /> <br />Sewer and Water Trunk and Lateral Fees: The Ciw will use Tax Increment Financing to <br />cover the cost of the development's sewer and water trunk and lateral fees. <br /> <br />tLEU Number: The REU number is used to determine the amount of change the property will <br />need to pay to the storm water utility system. It is based upon the percent of impervious area of <br />the development. The developer will need to provide this information to determine the REU <br />number. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, June 6, 2002, at Ramsey <br />Fire Station No. 2, to review the proposed site plan. You or your representative may want to be <br />present to answer any questions that may arise.
