A detailed drainage and Fading plan will be addressed during the preliminary plat and site plan
process. At the present time, there does not appear to be any designa~ced area for stormwater
ponds. This will need to be shown on the drainage and grading plan and may impact the total
number of units allowed. The project is also subject to the review and permitting process of the
Lower Rum R/ver Watershed Management Organization (WMO) and MPCA.

It appears that the applicant is proposing a comrnuniU building to serve the residents of the
town.house development as well as ten.fils courts. It also appears that there will be underground
parking for the residents in the 16-unit buildings. In addition, the developer is proposing to have
off-street parking nodes near each 16-unit building.

Recommendation:

City.
