The <br />sketch plan consists of one (1) sheet prepared by Hakanson 'Anderson Azsociates. We offer the <br />following comments: <br /> <br />General: The subject property,, is appro,'dmate!y 22.97 acres in size and is generally <br />located in the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake <br />Blvd., and Alpine Dr. The sketch plan is proposing 20 two-unit buildings, one 4-unit <br />building, and eight 16-unit buildings and one single-family lot for a total of 157 units, <br />wkich equates to a ~oss density of 6.83 units per acre. The townhomes w-ill be subject to <br />a site plan review for all other aspects of the' proposal including but not limited to <br />arcNtecmral standards, off-street parking, structure setbacks, and landscaping. The <br />results of the sire plan re'dew may impact the actual number of townhomes to be <br />developed on the property. <br /> <br />Zoning: The propen'7 is currently zoned R-IR, SinCe Family Residential Rural. Recent <br />amendments to the Ramsey Comprehensive Plan has included the development property <br />inside of the ~fUSA and has designated the land as Medium Density Residential. Under <br />the new proposed zoning map, the land will be desi~m2ared as R-2, wttich allows for <br />townhomes and a net density of up to seven units per acre. <br /> <br />Density: The subject property is approx/mately 22.97 acres and the 157 units proposed <br />results in a gross density of 6. 83 units per acre. Net density (exclusive of wetlands and <br />major road right-of-way) will be calculated at the time of preliminary, plat approval. Since <br />there is a wetland present on the property, it is apparent that the number of units will have <br />to be reduced in order to comply with the net density ma,,dmum. The 200t <br />Comprehensive Plan states that one. of the urban resident/al policies is to require <br />transkioning of h/gher density housing to existing singJe family detached housing. The <br />rransiuoning should consist of a more compatible density, open space, or other means <br />acceptable to the Ci~ Council. <br /> <br />83 <br /> <br /> <br />
