CASE #: I <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF LONGFIELD MINOR SUBDMSON <br />CASE OF ROBERT LONGFIELD <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Robert Longfield is requesting sketch plan approval to create a new lot from his existing 10 acre <br />parcel located on 177~' Ave. The applicant is requesting to create a new 2.08 acre parcel and keep <br />the existing homestead on 7.9 acres. The applicant has also requested a variance from the <br />minimum lot size of 2.5 acres. The variance will be considered at the July 11, 2002 Board of <br />Adjustment meeting. <br /> <br />The following items are enclosefl for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated July 3, 2002 <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not subjected to a public hearing. <br /> <br />Observations: <br /> <br />Mr. Longfield currently owns a 10-acre parcel that receives access from 177t~ Ave. The minor <br />subdivision is not in conformance with the required minimum lot size of 2.5 acres. Mr. Longfield <br />has applied for a variance from these regulations. Staff is recommending that the variances be <br />denied. If the Board of Adjustment does deny the variance, the minor subdivision will not be in <br />conformance with the City Ordinances and will need to be denied. <br /> <br />However, in the event that the variances are approved, staff has reviewed the minor subdivision <br />for conformance with other City Ordinances. <br /> <br />City Ordinances require that newly created and existing lots have 200 feet of frontage on a public <br />road. Staff initially had concern that Lot 2, Block 1 (the existing homestead) would be deficient <br />in meeting the lot width requirement. However, after reviewing City Ordinances, it was <br />determined that Lot 2, Block 1 will meet the lot width requirement as defined in City Ordinances. <br /> <br />City Ordinances also require that the arrangement of streets in new subdivisions shall make <br />provisions for the continuation of existing and future streets into adjoining areas. The proposed <br />minor subdivision does not show the continuation of the existing 177th Ave. right-of-way to the <br />eastern border of the applicant's property. Staff will require that 66 feet of right-of-way be <br />dedicated as part of the subdivision all the way to the eastern edge of Mr. Longfield~s property. <br /> <br />Mr. Longfield has objected to dedicating this right-of-way. Staff' has proposed that he make the <br />majority of the his existing lot an outiot. By making it an outlot, Mr. Longfield would not be <br />required to dedicate right-of-way at this time. In the future, when the outlot is platted, the right- <br /> <br />1 <br /> <br /> <br />
