UPDATE ON STATE HIGHWAY #10 PROJECTS <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The Economic Development Authority at their December meeting directed Staff to provide <br />updated information during the January EDA meeting, pertaining to current development and <br />redevelopment projects located along State Highway/ti 0. <br /> <br />Observations: <br /> <br />Darkenwald Project: <br /> <br />Due to the information the City received from MnDot on the potential realignment of State <br />Highway #10; John Darkenwald and his associate decided to exclude the Park RV property as <br />part of their development project area. The Darkenwald project will now consist of the <br />development of a portion of their subject property to facilitate the development of a new Ramsey <br />business MinnDak. The project will proceed without any TIF assistance from the City since the <br />TIF assistance included the acquisition and redevelopment of the Park RV property. <br /> <br />Darkenwald and his associate submitted a sketch plan to Staff for the development of the, subject <br />property in December of 2001. The Planning Commission reviewed and recommended approval <br />of the proposed West Ramsey Industrial Park on January 3, 2002. The sketch plan is proposing <br />to plat two properties and two outlots. Outlot A will be utilized for future subdivision purposes <br />and Outlot B will be dedicated as a future street and deeded to the City upon request. The <br />Planning Commission will review the preliminary plat for West Ramsey Industrial Park and the <br />site plan for Minn-Dak at their February meeting. <br /> <br />Plants -n- Things/Hunter Investment Redevelopment Project: <br /> <br />MnDot has provided the City preliminary information regarding State Highway #10 being <br />constructed to freeway standards in the future (10-20 years from now). One of the potential <br />alignment options MnDot is researching would be located next to the BNSF railroad tracks. This <br />alignment would have a significant impact on the Plants -n- Things/Hunter Investment property <br />project. Due to the information provided by MnDot regarding the future of Highway #10, Staff <br />is currently revisiting appropriate incentive packages for the subject project area. Staff <br />anticipates meeting with Larry Hickman, the owner of Plants -n- Things and Bob Dylan, one of <br />the controlling partners of the subject property, the week of January 14th when Mr. Hickman <br />returns from Florida. <br /> <br /> <br />
