The Planning and Zoning
Commission, Park and Recreation Commission and City Staff are recommending
preliminary plat approval contingent upon compliance with items contained in the City
Engineer's report dated September 26, 1989.

Mark Banwart also noted receipt of a letter on October 24, 1989 from James and Gladys
Batson regarding the proposed plat of Sorteberg's 6th Addition.

Mr. Goodrich referred to the letter from James and Gladys Batson and stated that providing
for fencing between the subdivision and the Batson property will have to be an issue that is
negotiated between the developer and the Batson's. With regards to the development itself,
as long as the developer is complying with ordinance requirements, he is entitled to develop
the property.

Don Olson - 8605 176th Avenue N.W. - Inquired if the developer can come into the area
and build cracker box type homes.

Mr. Goodrich replied that at the present time, the City is not concerned with the type of
homes to be built in Sorteberg's 6th Addition but rather issues relating to subdividing the
property. City Ordinance does provide for minimum house sizes and the developer or lot
owner can develop the lots as he/she chooses within the framework of the ordinances.

Sue Springer - 8072 177th Lane N.W. - Inquired as to what the minimum house size
standards are and noted that most of the homes in the area are appraised at $100,000 and
area residents are concerned that the development of smaller homes will depreciate the
values of existing homes in the area.

City Council/October 24, 1989
