COUNCIL BUSINESS <br /> <br />Case #1: Request For Preliminary Plat Approval Of The North Forty <br /> Third Addition; Case of Richard J. Sybrant, R.J.S. Builders <br /> Inc.: <br /> <br />Mark Banwart stated that the plat of The North Forty Third Addition consists of 70.2 acres <br />and is proposed to be subdivided into 26 rural residential lots. The Planning and Zoning <br />Commission, the Park and Recreation Commission and City Staff are recommending <br />preliminary plat approval contingent upon compliance with items contained in the City <br />Engineer's report dated September 26, 1989. <br /> <br />Motion by Councilmember Peterson and seconded by Councilmember Cich to approve the <br />preliminary plat of The North Forty Third Addition as stipulated in the City Engineer's <br />review dated September 26, 1989. <br /> <br />Motion carded. Voting Yes: Acting Mayor DeLuca, Councilmembers Pearson, Cich and <br />Peterson. Voting No: None. Absent: Mayor Reimann. <br /> <br />Case #2: Request For Preliminary Plat Approval Of Sorteberg's 6th <br /> Addition; Case Of Allen Sorteberg: <br /> <br />Mark Banwart stated that the plat of Sorteberg's 6th Addition consists of 50 acres proposed <br />to be subdivided into 19 single family residential lots. The Planning and Zoning <br />Commission, Park and Recreation Commission and City Staff are recommending <br />preliminary plat approval contingent upon compliance with items contained in the City <br />Engineer's report dated September 26, 1989. <br /> <br />Mark Banwart also noted receipt of a letter on October 24, 1989 from James and Gladys <br />Batson regarding the proposed plat of Sorteberg's 6th Addition. <br /> <br />Mr. Goodrich referred to the letter from James and Gladys Batson and stated that providing <br />for fencing between the subdivision and the Batson property will have to be an issue that is <br />negotiated between the developer and the Batson's. With regards to the development itself, <br />as long as the developer is complying with ordinance requirements, he is entitled to develop <br />the property. <br /> <br />Don Olson - 8605 176th Avenue N.W. - Inquired if the developer can come into the area <br />and build cracker box type homes. <br /> <br />Mr. Goodrich replied that at the present time, the City is not concerned with the type of <br />homes to be built in Sorteberg's 6th Addition but rather issues relating to subdividing the <br />property. City Ordinance does provide for minimum house sizes and the developer or lot <br />owner can develop the lots as he/she chooses within the framework of the ordinances. <br /> <br />Sue Springer - 8072 177th Lane N.W. - Inquired as to what the minimum house size <br />standards are and noted that most of the homes in the area are appraised at $100,000 and <br />area residents are concerned that the development of smaller homes will depreciate the <br />values of existing homes in the area. <br /> <br />City Council/October 24, 1989 <br /> Page 6 of 16 <br /> <br /> <br />
