~.__~: Request for Metes and Bounds Subdivision; Case of Mr. Lance <br /> <br />Mr. Lindberg was present and explained that he was a realtor representing a <br />client. The client is requesting a metes and bounds subdivision of the 16 <br />acres south of County Road 63 east of Variolite Street N.W. Mr. Lindberg <br />stated that he would like to subdivide the property into 2 8 acres parcels or 2 <br />5 acre parcels and 1 6 acre parcel, depending on the Commission's <br />recommendation. <br /> <br />The Commission discussed the property and noted that access would be needed <br />from County Road 63. The Commission agreed by consensus that Mr. Lindberg <br />should return to the Planning Commission with a sketch plan for a metes and <br />bounds subdivision of the property into 2 lots, with a common outlet for the <br />property on to County Road 63, and with additional right-of-way for the future <br />expansion of County Road 63. The Commission also noted that due to the gasline <br />easement, it may not be possible to have two similary sized lots; although Mr. <br />Lindberg may not have a lot of less than 2-1/2 acres. <br /> <br />Commissioner Hendriksen inquired as to the process for Park Commission review <br />of metes and bounds subdivisions. <br /> <br />Case #3: Request for Concept Review of Subdivision Pla~; Case of Mr. Ar~ <br /> <br />Commissioner Deemer noted that he used to have a financial interest in the <br />subject property. <br /> <br />Mr. Raudio was present and stated that he was seeking assistance from the <br />Planning Commission in subdividing land along 149th Lane. The property is <br />located in the urban area and includes much low land; Mr. Raudio is considering <br />a minor subdivision of the property on the south into 3 parcels of 5 acres or <br />greater each. <br /> <br />Commissioner Deemer commented that there was adequate fill on the property on <br />the north side of 149th Lane to create three buildable lots on the south side <br />of 149th Lane. Mr. Raudio noted that any required fill would have to come from <br />that property. <br /> <br />Commissioner Zimmerman noted that because of the marginal soils in that area <br />larger lots should be required and that he would like to see current soil <br />borings from the property. Commissioner Zimmerman also noted that there are no <br />outlets for water on that property. <br /> <br />The Commission discussed past proposals for the property, whether more lots <br />filled would be better versus fewer lots with the existing soils, and that <br />149th Lane needs upgrading which would be required of amy developer of that <br />property. <br /> <br />Mr. Raudio and the Commission agreed that Mr. Raudio and Commissioner Deemer <br />would review the property and proposals and report back to the Planning <br />C ommis s ion. <br /> <br />Planning & Zoning/December 2, 1986 <br /> <br /> Page 3 of 7 <br /> <br /> <br />
