Motion by Commissioner Deemer and seconded by Commissioner Shumway to recommend <br />approval of Mr. Foster's request for City participation in site improvements in <br />the River's Bend Plaza P.U.D. contingent upon the City Engineer reviewing the <br />improvements and verifying cost estimates. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners LaDue, <br />Hendriksen, Howell, Deemer, Zimmerman and Shumway. Voting No: None. <br /> <br />Case ~2: gequest for Metes and Bounds Subdivision..' Case of Art Ra~di.o <br /> <br />Mr. Art Raudio explained that he would like approval to split a 40 acre parcel <br />into three parcels; one parcel of 12.51 acres, one parcel of 10.03 acres and <br />one parcel of 17.29 acres. He would like to sell the 10 acre parcel to be used <br />by Adofson and Peterson for outdoor storage and possibly a storage and repair <br />building. Mr. Raudio would like to split this parcel using the simple <br />subdivision process. <br /> <br />Scott Weicht of A~olfson and Peterson stated that his firm would like to use <br />the 10 acre parcel for storage of equipment and materials such as trailers <br />(semis and job trailers), scaffolding, and cranes. Eventually, a pole <br />structure might also be constructed on the parcel for indoor storage. <br />Screening of the outdoor storage would be in accordance with the City's <br />ordinance. <br /> <br />Commissioner Deemer commented that the proposed subdivision looks good but <br />suggested that access to the 10 acre parcel might be off of 147th Avenue N.W. <br />The proposed road easement would not be in alignment with future extension of <br />County Road 116 and accessing from 147th Avenue N.W. would avoid an additional <br />access onto County Road 83. The Commission discussed where the road easement <br />should be located. In addition, the Commission discussed whether the City <br />should request a 90 foot easement on the north boundary of the property for a <br />future road extension. <br /> <br />Mr. Weicht stated that Adolfson and Peterson would like to put a road in now to <br />serve their storage area. The Commission suggested that the road would hve to <br />be 80 feet wide to serve industrial traffic. <br /> <br />Chairman Peterson suggested that the plat should be done right the first time <br />and should have adequate roads and access to the property. This should include <br />at least one east-west street between 147th Avenue N.W. and County Road 116 and <br />probably one north-south street as well. <br /> <br />Mr. Raudio and Mr. Weicht stated that they would like some time to consider the <br />Commission's comments and suggestions and would like to be on the agenda for <br />the August 5 meeting of the Planning Commission. <br /> <br />The Commission agreed and suggested that the City Engineer also review the <br />proposed subdivision with respect to easements and rights-of-way. <br /> <br />Commissioner Hendriksen stated that there is a proposal for the parcel to the <br />west that has indicated an interest in a trail system. <br /> <br />The Commission agreed that Mr. Raudio and Mr. Weicht would be returning to <br />present the Commission with a revised sketch plan showing access to the <br />July 22, 1986 P & Z Meeting <br /> <br />Page 2 of 3 <br /> <br /> <br />
