Harvew <br /> <br />Mrs. Hoover was present representing her husband. <br /> <br />Commission noted receiving a letter from Mr. Glen Hardin, citizen and member of <br />EDC, expressing concern with property useage and development appearance on Hwy. <br />#10. <br /> <br />Mrs. Hoover stated that the 1/2 acre parcel is located at 7501 Hwy. #10; a <br />majority of the parking lot area would be used for retail sales; the existing <br />building would be used for mechanical auto repair; no body work will be done on <br />the premises. <br /> <br />~he Commission expressed concern that a 1/2 acre lot would accommodate retail <br />sales display, customer parking and auto repair. ~he Commission also expressed <br />concern with future access to the property since theoretically the State can <br />eliminate the existing access at any time; the subject parcel does not have <br />access to the rear of the property where a service road is proposed; if that <br />service road is built to the front of the property, the existing building would <br />have to be removed. ~he Commission noted that a repair business did exist at <br />this site previously and l~ossibly that could be allowed again. <br /> <br />Motion by Commissioner Sh~way and seconded by Commissioner Deemer to table Mr. <br />Hoover's request for a conditional use permit and request that Mr. Hoover <br />provide the Planning and Zoning Commission with a site plan that has first been <br />submitted to City Staff for review. <br /> <br />Further Discussion: Chairman Peterson stated that P&Z is not denying the <br />request but does want more detailed information regarding the proposed use and <br />Staff's input. ~he Commission is not totally opposed to allowing a repair <br />business to exist at the site, but is reluctant to allow retail sales because <br />of the limited amount of space available. <br /> <br />Motion carried. Voting Yes: <br />Zimmerman, Howell and LaDue. <br />Hendriksen. <br /> <br />Chairman Peterson, Commissioners Shumway, Deemer, <br />Voting No: None. Absent: Commissioner <br /> <br />~ R~uask .Fqr_.Skm~ch__ Plan.,Rev~w:.:Cmme of Mr: _Richard: <br /> <br />Mr. Heyen was present. <br /> <br />~he Commission reviewed the sketch plan and advised Mr. Heyen to proceed to the <br />preliminary plat stage making sure soil borings are conducted to insure that <br />the properties will accommodate on-site septic systems. <br /> <br />Mr. Fischer was present requesting a metes and bounds subdivision of his 5 acre <br />parcel at 15113 Nowthen Blvd. into a one acre and a 4 acre parcel.
