Cod~: <br /> <br />Mr. Albin Peterson was present to discuss his feelings regarding the changes in <br />zoning. Mr. Albin Peterson stated that he feels changing the zoning on his <br />property along Hwy. 47 from UMB to R-3 is downzoning. <br /> <br />Chairman Peterson stated that the Commission does not feel that R-3 is a <br />downzoning and noted that Mr. Peterson does have a choice between R-3 and B-2. <br /> <br />Mr. Albin Peterson stated that he did some research in Coon Rapids and Champlin <br />and they told him that better planning is to have both sides of a highway <br />developed with business rather than residential on one side and business on the <br />other because of noise an safety factors. <br /> <br />Commissioner Deemer nOted that the area on Hwy. 47 across from Albin Peterson's <br />property is almost entirely developed with residential. <br /> <br />~he Commission stated that Mr. Albin Peterson has a choice of R-3 or B-2 <br />zoning; he oould also petition for B-1 zoning if he wishes. <br /> <br />Chairman Peterson informed Mr. Albin Peterson that Champlin and Coon Rapids <br />have multiple residential developments across from business development. <br /> <br />Commission consensus is that Mr. Albin Peterson should let Ms. Norris know <br />within one week which zoning he chooses to go with. <br /> <br />Mr. Albin requested a copy of these minutes. <br /> <br />Motion by Commissioner Sht~way and seconded by Coxmissioner Howell to approve <br />Planning and Zoning Commission regular meeting minutes dated January 7, 1986. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Shumway, Deemer, <br />Zimmerman, LaDue, Hendriksen and Howell. Voting No: None. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Hendriksen to <br />approve Planning and Zoning Commission public hearing minutes on recodification <br />of and amendments to Chapter 170.01 of the City Code dated January 21, 1986. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Shumway, Deemer, <br />Zimmerman, LaDue, Hendriksen and Howell.
