Case <br /> <br />Request for Preliminary Plat Approval for Cedar Hills Addition: Case of <br />Cedar Hills Associates. <br /> <br />Mr. Wally Anderson was present representing Cedar Hills Associates. <br /> <br />Mr. Otto noted that the Planning and Zoning Commission has recommended that Cedar <br />Hills receive preliminary plat approval with 144th Lane being constructed as a cul-de-sac <br />vs. a through street into Hunter's Hill Addition. Mr. Otto noted that City staff is <br />recommending preliminary plat approval with 144th Lane being constructed as a through <br />street. Mr. Otto recalled that City Council had indicated that approval of Cedar Hills would <br />be contingent upon 144th Lane being constructed as a through street with the developer <br />providing another access to either County Road gl 16 or Sunfish Lake Blvd. from Cedar <br />Hills. That access is being provided for with the proposed plat of Chestnut Pond Addition. <br />Mr. Otto recommended that City Council approve the preliminary plat of Cedar Hills <br />Addition contingent upon modifications to the grading plan for the park area. <br /> <br />Mr. Hartley confirmed that the Environmental Assessment Worksheet performed on the 3 <br />proposed subdivisions in this area bears out that there will not be an excessive amount of <br />traffic pressure placed on Hunter's Hill if 144th Lane is constructed as a through street. <br /> <br />Motion by Councilmember Pearson and seconded by Councilmember Peterson to approve <br />the preliminary plat of Cedar Hills Addition based on staff recommendations. <br /> <br />Motion carded. Voting Yes: Mayor Reimann, Councilmembers Pearson, Peterson, Cich <br />and DeLuca. Voting No: None. <br /> <br />Case #5: <br /> <br />Modification of Development Program for Development District gl and <br />Modification of Tax Increment Financing Plan for Tax Increment Financing <br />District #2. <br /> <br />Mr. Hartley recommended modifications to Development District gl and Tax Increment <br />Financing District #2 to accommodate the following: <br /> <br />The new Parabody building on Sunfish Lake Blvd. <br />The construction of McKinley Street from Sunfish Lake Blvd. to the Corporate <br />limits. <br />The possibility of the development of a 30,000 to 40,000 square foot facility on <br />Industry Avenue. <br /> <br />Motion by Councilmember DeLuca and seconded by Councilmember Peterson to adopt <br />Resolution g90-07-201 calling for a public hearing on the modification of the Development <br />Program for Development District gl and modification of Tax Increment Financing Plan for <br />Tax Increment Financing District #2. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers DeLuca, Peterson, Cich <br />and Pearson.
