Mr. Otto stated that the proposed plat of Fox Ridge Estates consists of 82 lots on 208 acres. Mr. <br />Bauer is requesting final plat approval at this time for phase I which consists of 49 lots; the <br />remainder of the lots would be platted as phase II. <br /> <br />Mr. Otto stated that since the review letter of August 7, 1990, the staff at Hakanson Anderson has <br />received revised plans for Fox Ridge Estates and it appears that most of the outstanding items from <br />the August 7, 1990 review letter have been addressed. <br /> <br />Mr. Bauer noted that the portion of the trail system proposed near the Sanderson homestead was <br />shifted to the south and narrowed from 35' to 25' so as to maintain a reasonable distance from the <br />old farmstead. Mr. Bauer stated that he is also proposing to dedicate the PUD common area to the <br />City versus creating a homeowner's association to which the common area would be dedicated. <br /> <br />Mr. Hartley stated that City Staff is requesting additional time to review Mr. Bauer's proposal to <br />dedicate common area to the City. <br /> <br />City Council was agreeable to Mr. Bauer's proposal to shift and narrow the trail in the vicinity of <br />the Sanderson farmstead. <br /> <br />Motion by Councilmember Cich and seconded by Councilmember Pearson to adopt Resolution <br />#90-08~259 granting final plat approval to Fox Ridge Estates PUD. <br /> <br />Further Discussion: Mr. Hartley noted that the development agreement for final plat approval will <br />apply to phase I of the PUD only and that at this time he cannot tell Mr. Bauer that he will be able <br />to plat phase II in accordance with any standards except those that are in place at the time phase II <br />is platted. <br /> <br />Mr. Bauer stated that if it appears that the platting of phase II will be subject to four in forty density <br />zoning, he would prefer to plat phase II at this time under the PUD standards used in phase I. Mr. <br />Bauer stated that within one month, he will be able to provide the required information for phase <br />II. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Cich, Pearson, DeLuca and <br />Peterson. Voting No: None. <br /> <br />Case #7: Request for Final Plat Approval of Armstrong Addition; Case of Lee <br /> Hanson <br /> <br />Mr. Otto stated that Armstrong Addition is a minor subdivision to create two lots and one outlot on <br />a 49 acre piece of property located west of The North Forty Addition. <br /> <br />City Staff is recommending final plat approval contingent upon the developer providing easements <br />to Outlot A and a parcel north of Lot 1. Acceptance of land is being recommended to satisfy park <br />dedication requirements. The land to be dedicated for park would be used for a portion of the trail <br />system. However, the exact alignment will be determined this fall when the underbrush is less <br />dense. <br /> <br />Mr. Otto stated that the developer is concerned with providing a 66' easement to the outlot but is <br />agreeable to the development agreement reflecting the fact that if at some future point an alternate <br />easement for road right-of-way is provided to that outlot, the City would vacate the existing 66' <br /> <br />CITY COUNCIL/AUGUST 14, 1990 <br /> Page 10 of 20 <br /> <br /> <br />
