COUNCIL BUSINESS <br /> <br />Case # 1: Request for Site Plan Review of Sunfish Business Center; Case of <br /> Wayne ,lohnson. North Lake Properties. Inc. <br /> <br />Ms. Frolik noted that the applicant has requested that this Case be tabled until later in the evening <br />when the applicant can be present. <br /> <br />Refer to Page 11 for further action. <br /> <br />Case # 2: Request for Site Plan Approval, Case of Bernie Vevea,Ve-Ve, Inc. <br /> <br />Ms. Frolik stated that the City received an application from Mr. Bernie Vevea of Ve-Ve, Inc. for <br />site plan approval to construct a 60' x 90' expansion to his existing facility at 14047 Azurite Street <br />N.W. Ms. Frolik stated that the Planning and Zoning Commission reviewed Mr. Vevea's site plan <br />on October 16, 1990 and recommended approval contingent upon compliance with the City <br />Engineer's report dated October 11, 1990 with the following exceptions: <br /> <br />a. The requirement for 50% other than metal exterior walls be waived. <br /> <br />b0 <br /> <br />The requirement for blacktopping and curbing be waived until Azurite Street is <br />improved, with a letter of credit to be deposited with the City to guarantee <br />construction of the improvements. <br /> <br />c. The submission of building plans certified by the engineer or architect be waived. <br /> <br />Ms. Frolik noted that the Planning and Zoning Commission may waive the requirement for <br />certified plans for their own purposes but the Building Official cannot waive the requirement and <br />will be requiring certified plans for his purposes. Ms. Frolik also noted that the Building Official <br />has informed Mr. Vevea that according to the Uniform Building Code, Mr. Vevea's facility type is <br />limited to a maximum of 16,000 square feet without installation of a sprinkler system. Mr. Vevea <br />is proposing an expansion that would bring his facility to 17,240 square feet. Ms. Frolik also <br />noted that there has been a concerted effort in the past two years to bring pre-existing facilities into <br />compliance with performance standards at the time of expansion. <br /> <br />Mr. Bernie Vevea was present and stated that he feels to require paving and curbing his property <br />when Azurite is not improved is not a reasonable requirement. He also noted that in his expansion <br />plans he could not afford to include paving and curbing. Mr. Vevea stated that he has investigated <br />the cost of installing a sprinkler system in his facility with no municipal water services available <br />and that cost is estimated at $40,000.00. Mr. Vevea also thinks a sprinkler system is an <br />unreasonable expense for an expansion that will exceed the UBC standards by 1,240 feet. Mr. <br />Vevea again asked that the City waive the requh'ements for a sprinkling system within his facility. <br /> <br />Ms. Frolik reiterated that the requirement for a sprinkling system is established by the Uniform <br />Building Code and the City does not have the authority to waive that. <br /> <br />At this point, Mr. Vevea requested that the City Council table his request for site plan approval. <br /> <br />Motion by Councilmember Cich and seconded by Councilmember Pearson to table action on Mr. <br />Bernie Vevea's request for site plan approval for an expansion to Ve-Ve, Inc. <br /> <br />City Council/October 23, 1990 <br /> Page 6 of 18 <br /> <br /> <br />
