PROPOSED FINDINGS OF FACT <br />MR. DAVID HAIDER <br />17745 NOWTHEN BOULEVARD N.W. <br />PIN: 03-32-25-24-0007 <br /> JUNE 20, 1990 <br /> <br />That Mr. David Haider, hereinafter referred to as "Applicant" has properly applied <br />for a Board of Adjustment variance from Section 170.015G regarding placement of <br />accessory buildings with respect to the principal su'ucture and Section 170.015F <br />and 170.016A requiring a 110' setback from thoroughfares. <br /> <br />That the applicant appeared before the Board of Adjustment for a public hearing <br />pursuant to Section 170.013G of the Ramsey City Code on June 28, 1990 and that <br />said public hearing was properly advertised and that the minutes of said public <br />hearing are hereby incorporated as a part of these findings by reference. <br /> <br />That the subject property is generally known as 17745 Nowthen Boulevard N.W. <br />and is legally described as follows: <br /> <br />That part of the Southeast Quarter of the Northwest Quarter, Section 3, Township <br />32, Range 25, County of Anoka, State of Minnesota, described as follows: <br /> <br />From the Southeast comer of said Southeast Quarter of the Northwest Quarter, <br />thence West on the south line a distance of 830.2 feet to the center line of County <br />road as now constructed, thence Northwesterly with an interior angle to Northeast <br />of 130 degrees 45 minutes and on the chord of the curve in said public road for a <br />distance of 329.5 feet to end of said curve, thence Northwesterly with a deflection <br />angle to the tight from said chord of 5 degrees 15 minutes and on center line of <br />said public road a distance of 150 feet to the actual point of beginning, thence <br />Northeasterly at tight angles 290.4 feet, thence Northwesterly at right angles 150 <br />feet, thence Southwesterly at right angles 290.4 feet to center line of said public <br />road, thence Southeasterly on said center line of public road 150 feet to place of <br />beginning. <br /> <br />EXCEPT that part thereof lying northerly of the following described line: <br /> <br />Commencing at the intersection of the South line of said Southeast Quarter of the <br />Northwest Quarter and the center line of County State Aid Highway No. 5 as it is <br />now laid out and traveled, said point of intersection being 857.09 feet West of the <br />Southeast comer of said Southeast Quarter of the Northwest Quarter; thence <br />North 40 degrees 51 minutes 58 seconds West (assumed bearing of South line of <br />said Southeast Quarter of the Northwest Quarter is West) along said center line a <br />distance of 132.38 feet; thence Northwesterly along said center line on a curve to <br />the right having a radius of 2864.79 feet with a central angle of 9 degrees 35 <br />minutes 37 seconds for a distance of 479.68 feet to the point of beginning of the <br />line to be described; thence North 54 degrees 53 minutes 05 seconds East a <br />distance of 280.53 feet; thence Southeasterly at fight angles a distance of 150 feet; <br />thence Northeasterly at right angles and to a point which is 749.56 feet West of <br />the East line of said Southeast Quarter of the Northwest Quarter as measured <br />along the South line thereof, said line there terminating. <br /> <br />Subject to the right-of-way of County State Aid Highway No. 5.
