That the subject property is located in the R-1 Rural Residential District and is <br />approximately one acre in size. <br /> <br />That Sections 170.015F and 170.016A of the City Code require a minimum setback <br />of 110' from the center line of thoroughfares. <br /> <br />That Section 170.015G of the Ramsey City Code states that no accessory building <br />shall be located nearer the front lot line than the principal building on that lot. <br /> <br />o <br /> <br />That the applicant is proposing to construct an accessory structure in front of the <br />principal snmcture. <br /> <br />That the applicant is proposing to construct an accessory structure that would also <br />encroach 30' into the 110' setback from the center line of Nowthen Boulevard <br />N.W. <br /> <br />That there are unique circumstances applying to the applicant's property, namely, <br />that the site is restricted with respect to buildability because of heavy tree growth, <br />wetlands and uneven topography. <br /> <br />10. <br /> <br />That the applicant has stated that the variance is necessary for the preservation of a <br />substantial property right, namely, the right to have a garage on his property. <br /> <br />11. That these special conditions do not result from the actions of the applicant. <br /> <br />12. <br /> <br />That if granted, the variance will not grant the applicant any special privilege that is <br />denied by the zoning chapter to other owners of land in the R-1 Rural Residential <br />District. <br /> <br />13. That the variance requested is the minimum variance to alleviate the hardship. <br /> <br />14. <br /> <br />That if granted, the variance will be consistent with the purposes of the zoning <br />chapter. <br /> <br />15. <br /> <br />That if granted, the variance will not increase congestion of public streets or <br />endanger the public safety within the area. <br /> <br />The motion for the adoption of the foregoing Findings of Fact was duly seconded by <br />Commissioner and upon vote being taken thereon, the following voted in <br />favor thereof: <br /> <br />and the following voted against the same: <br /> <br />and the following abstained: <br /> <br />and the following were absent: <br /> <br /> <br />
