Commissioner <br /> <br />moved the adoption of the following findings of fact: <br /> <br />PROPOSED FINDINGS OF FACT <br />VARIANCE: THOROUGHFARE SETBACK <br />34-32-25-11-0006 <br />6400 INDUSTRY BLVD. N.W. <br /> August 10, 1990 <br /> <br />That Nils E. Sundquist, President of Mate Punch and Die Company and hereinafter <br />referred to as "Applicant", has properly applied for a Board of Adjustment variance from <br />Section 170.0161 regarding thoroughfare setback requirements in the I- 1 Industrial Disu-ict <br />for the property generally known as 6400 Industry Blvd. N.W. and legally described as <br />follows: <br /> <br />The South 200 feet of the North 250 feet of the East 660 feet of Lot 1, Auditor's <br />Subdivison No. 30, Anoka County, Minnesota, said distances being measured parallel to <br />the North and East lines of said Lot 1. <br /> <br />Together with the South 212.68 feet of the North 462.68 feet of the East 660 feet of Lot 1, <br />Auditor's Subdivision No. 30 in Anoka County, Minnesota, said distances being measured <br />parallel to the North and East lines of said Lot, EXCEPT Parcels 6A and 8A as shown on <br />Anoka County Highway Right-of-Way Plat No. 1. <br /> <br />That the Applicant appeared before the Board of Adjustment for a public heating pursuant <br />to Section 170.013G of the Ramsey City Code on August 23, 1990 and that said public <br />hearing was properly advertised and that the minutes of said public hearing are hereby <br />incorporated as a part of these findings by reference. <br /> <br />3. That the subject property is zoned I-1 Industrial and is approximately 6.4 acres in size. <br /> <br />4. That the subject property is surrounded by I-I Industrial zoning. <br /> <br />That Section 170.0161 of the Ramsey City Code requires a setback from thoroughfares of <br />110 feet from the centerline or 50 feet from the property line, whichever is greater. <br /> <br />o <br /> <br />That the existing facility developed on the site has a thoroughfare setback from the <br />centerline of Sunfish Lake Blvd. N.W. of 85 feet. <br /> <br />That the existing facility developed on the site has a thoroughfare setback from the <br />centerline of Industry Blvd. N.W. of 90 feet. <br /> <br />That the Applicant is proposing to expand the manufacturing 'facility on the subject property <br />in accordance with the dimensions of the existing facility and thoroughfare setback. <br /> <br />That Section 170.015H of the Ramsey City Code states that non-conforming structures are <br />permitted to continue to exist and any expansion of a non-conforming structure must <br />conform to City Code or obtain a variance in accordance with City Code. <br /> <br />10. <br /> <br />That there is a unique circumstance applying to the subject property that does not generally <br />apply to other properties in the district; namely, that the existing facility was developed on <br />the site in 1969 and prior to Anoka County acquiring additional right-of-way to upgrade <br />Sunfish Lake Blvd. N.W. and Industry Blvd. N.W. <br /> <br /> <br />
