11. <br /> <br />That such variance is necessary for the preservation of a substantial property right similar to <br />that possessed by other properties in the I-1 Industrial District, namely the cability to <br />expand the existing facility on the site in accordance with I-1 Industrial District regulations <br />with the exception of thoroughfare setback which is a pre-existing condition. <br /> <br />12. <br /> <br />That the unique circumstance on the subject property does not result from the actions of the <br />Applicant. <br /> <br />13. <br /> <br />That if granted, the variance will not grant the Applicant any special privilege that is denied <br />to other owners of lands, structures or buildings in the same district. <br /> <br />14.
