PROPOSED FINDINGS OF FACT <br />REQUEST FOR A VARIANCE TO FRONT YARD SETBACK REQUIREMENTS <br /> AND ACCESSORY STRUCTURE HEIGHT LIMITS <br /> PIN 11-32-25-33-0003 <br /> 6360 167TH AVENUE N.W. <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />That Steve Pinewski, hereinafter referred to as "Applicant", has properly applied for a <br />Board of Adjustment variance from Section 170.015G (Accessory Uses) on the property <br />generally known as 6360 167th Avenue N.W. and legally described as follows: <br /> <br />The West half of the Southwest Quarter of the Southwest Quarter of Section 11, <br />Township 32, Range 25, Anoka County, Minnesota, except road subject to <br />easement of record. <br /> <br />That the Applicant appeared before the Board of Adjustment for a public hearing pursuant <br />to Section 170.013G (Variances) of the Ramsey City Code on December 4, 1990 and that <br />said public hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorporated as a part of these findings by reference. <br /> <br />That the subject property is zoned R-1 Rural Residential and is approximately 20 acres in <br />size. <br /> <br />That the subject property is surrounded by R-1 Rural Residential zoning. <br /> <br />That Section 170.015G of the Ramsey City Code states that no accessory building shall be <br />located nearer the front lot line than the principal building on that lot and that no accessory <br />structure shall exceed 16 feet in height. <br /> <br />That the principal structure on the subject property is set back approximately t,000 feet <br />from the front property line. <br /> <br />That there is not a sufficient amount of space between the principal structure and the east <br />property line to construct the building in the east side yard at the size proposed. <br /> <br />To construct the accessory structure in the west side yard or rear yard would interfere with <br />the functions of the drainfield and natural drainage area and require removal of a significant <br />amount of blue spruce plantings. <br /> <br />That the Applicant is proposing to construct a 4,480 square foot accessory snmcture with a <br />roof pitch the same as the principal structure on the property, 5/12. The roof pitch <br />proposed will result in the accessory structure having a height of 24 feet. <br /> <br />That the City Building Official has researched and is recommending that the City Code be <br />amended to increase accessory structure height limits to twenty (20) feet for reasons of <br />safety, economics, practicality and aesthetics. <br /> <br />That the Applicant has stated that the ~ade elevation at the proposed location of the <br />accessory structure is approximately 6-8 feet lower than the grade elevation of the principal <br />structure. The principal structure on the property measures 38 feet in height from ~ade. <br /> <br />That the Applicant has stated that the proposed accesso~, structure will be use for hobby <br />farm and personal equipment storage purposes only. <br /> <br /> <br />
