Namely, that there is a natural drainage area and <br />extraordinary number of trees to the rear and west side of the principal structure and that <br />there is not a sufficient amount of space on the east side of the principal structure to <br />accommodate the size of accessory permitted by City Code. <br /> <br />That the variance is/is not necessary for the preservation and enjoyment of a substantial <br />property right similar to that possessed by other owners of extraordinarily large parcels. <br /> <br />That the special conditions do/do not result from the actions of the Applicant. <br /> <br />That the granting of the variance will/will not grant the Applicant any special privilege that <br />is denied by this chapter to other owners of land in the same district. <br /> <br />That the variance requested is the minimum variance which would alleviate the hardhsip. <br /> <br />That if granted, the variance will/will not be materially detrimental to the purposes of this <br />chapter or other property in the same zone. <br /> <br />That if granted, the variance will not increase the danger of fire, or endanger the public <br />safety, or substantially impair property values within the neighborhood <br /> <br /> <br />
