I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />'1 <br /> <br />The SUBDIVISION SKETCH PLAN of July 17, 1990 is presented for City <br />consideration. This Plan is consistent with the City Comprehensive <br />Plan as it incorporates urban residential development for the basic <br />land use of the southern portion of the site and business for the <br /> <br />northern portion. Development is planned to incorporate <br /> <br />continuation of the frontage road which is 138th Avenue NW and now <br />terminating at Feldspar Street NW. This service road is a <br />collector street and is planned to continue northwesterly through <br />and past the County Park to join Riverdale Road NW at Armstrong <br />Boulevard. <br /> <br />Business development is planned to permit a commercial cluster as <br />described in the Comprehensive Plan. This cluster allows for a <br />major commercial parcel of about 43 acres between the frontage road <br />and THi0. The collector street alignment is planned as a "remote <br />frontage road" in order to accommodate the commercial cluster. Key <br />to the success of the commercial cluster is good highway access at <br />both Feldspar Street and Ramsey Boulevard. <br /> <br />Supporting and complementary commercial use parcels are proposed <br />along the southern side of the frontage road. This is essential to <br />development of the cluster of benefit to the City and the business <br />area. <br /> <br /> <br />
