Residential development is planned to be primarily a singl~-family <br />development.. Access to this neighborhood from THi0 is provided <br />primarily from both Feldspar and 137th Avenue NW through the <br />Dolomite Street NW entrance to THI0. <br /> <br />In order to provide for variety in residential development <br />~incorporated into each neighborhood as specified as Policy 5 of the <br />Land Use Element of the City Plan this proposal includes a Multi- <br />Family Residential area. Aside from the benefit of creating <br />residential choices this location is within Safety Zone B of the <br />Airport Zoning Ordinance. In the event the airport develops as <br />planned this low density multi-family development would still be <br />consistent with airport zoning standards. Residential and <br />Commercial developments are planned such that staging of <br />improvement can take place. <br /> <br />Two outlots are shown along the Mississippi River waterfront. <br />Determination of use of these areas will evolve in later planning <br />stages. The outlot areas include some flood plain land. Single <br />family residential is a possibility together with some private <br />open space land to serve as a private park and river access for <br />property owners of lots within this development. <br /> <br />Grass area computations are shown on the Sketch Plan and net areas <br /> <br />are shown on the following page. <br /> <br /> <br />
