Surveyors & <br />Land.~e Architects <br /> <br />July 27, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Sketch Plan Review of Faye Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the R-1U and R-1R residential areas of the City as well as B-1 <br />area. <br /> <br />Following is a list of comments resulting from our review of this <br />sketCh plan: <br /> <br />The proposed plat consists of 76 single family units on 30.4 <br />acres, 68 multi-family lots on 9.7 acres, 47.7 acres of <br />commercial space, 5.4 acres of parkland and 9.8 acres of <br />outlots for a total site acreage of 103 acres. <br /> <br />The proposed plat roughly coincides with the site's intended <br />zoning of commercial on the north end and residential on the <br />south end. The zoning map, however, does not indicate any <br />multiple family zones. Thus, rezoning of the property will <br />be required to accommodate an P[R use as well as to refine the <br />commercial and single family boundaries. <br /> <br />The single family lots vary in width from generally 80 to 100 <br />feet and are generally about 13,000 SF. All of the single <br />family development is in the Mississippi Critical Area which <br />requires a minimum of 20,000 SF lots in non-riparian, sewered <br />areas and a lot width of 90' at the building line. <br /> <br />$ <br /> <br />Two outlots are located on the river adjacent to the proposed <br />addition to Anoka County's park. No provision is made for <br />future street extension to the outlots and they would remain <br />undevelopable. <br /> <br />The east portion of the property currently is within the MUSA <br />and the westerly portion has received contingent approval to <br />incorporate into the MUSA.
