Only cul-de-sacs and minor streets are allowed a 60' <br />ROW with other local streets requiring a 66' ROW. <br /> <br />The proposal landlocks the Kelly property based on the <br />assumption of Anoka County's purchase for parks. <br />Consideration should be given to providing a street right- <br />of-way in the event an alternative development takes place. <br /> <br />Drainage is generally directed south to a low area in Outlot <br />A and thence to the Mississippi River. Additional drainage <br />easements will need to be shown on the preliminary plat. <br /> <br />The Anoka County Soil Survey indicates that soils within the <br />plat are predominantly Hubbard course sands, Dickman sand <br />loams and Becker very find sand loam, all suitable for <br />construction. <br /> <br />10. <br /> <br />city Code requires screening between commercial and <br />residential properties.
