This increase would <br />result in less than a 10 percent increase of single family units <br />as proposed in the original concept plan. The addition of the <br />proposed golf course will substantially decrease the land available <br />for commercial industrial development as originally planned. <br />Therefore, the increase of single family dwelling units will have <br />a minimal impact on the overall development. <br /> <br />Lot Sizes <br /> <br />The plan indicates that one lot is less than one acre in size. <br />This lot also appears to be less than 160 feet in width, which was <br />required in other PUD'S. We would recommend that all lots contain <br />at least one acre of area and the minimum lot width at the street <br />be 160 feet with the exception cul-de-sac lots.
