GARY Li GABRIEL, R.L.S.

DEMARS -- GABRIEL
LAND SURVEYORS, INC.
3030 HARBOR LANE, SUITE
PLYMOUTH, MN 55447 PHONE
~61D) 559-0'90B
RECEIVED
January 8, 1989jA

............

Mark S. Banwart
Community Development Director
City of Ramsey
15153 Northern Boulevard N.W.
Ramsey, MN 55303

Subject: INFORMATION REQUIRED ON CERTIFICATE OF SURVEY

Dear Mr. Banwart:

The Ci[y of Ramsey proposed certificate of survey requirements for
building permits appears to be consistent with other cities.

The cost of providing the additional information required would be
$150 to $250 over and above the cost of a simple survey showing the
location of a proposed structure.

Our total fee for a certificate of survey showing similar information
ranges between $300 to $500. Variables such as wetlands, lakes and
house foot prints dictate final cost.

There is one item of concern in your proposal regarding the separation
of the lower floor elevation and the mottled soil. I believe it would
be impractical to try to maintain a minimum of 1.0 feet separation
between the two. We have found that in Plymouth, Medina, Corcoran and
Maple Grove that mottled soil is generally observed at approximately
3.0 to 5.0 feet depth. To counter problems where the basement extends
into mottled soil, builders have successfully tiled around footings
and under the floor and dispersed the collected water through a sump
pump.

Also, who is responsible for determining whether or not soil borings
are required? Is the surveyor going to be responsible to get a soil
boring? A single soil boring to determine mottled soil would cost
approximately $150.00 to $500. I believe the item regarding the
mottled soil should be rethought and clarified.

I hope this information is of some help to you.

Very truly yours,

DEMARS-GABRIEL LAND SURVEYORS, INC.
Gary L.
