Lot 6, <br />Block 9 has a street frontage of 153.3' at the right-of-way. <br />This lot line should be adjusted to assure a minimum of 160'. <br />This would not significantly impact lots on either side. <br /> <br />In review of the street plan', the developer is providing <br />access from the east via 172nd Lane off of Hwy. 47 and from <br />the west via 172nd Lane. No lots in the south end of the PUD <br />require direct access from 47 although an existing drive <br />exists for Lot 18, Block 9. Lot 1, Block 3 in the northern <br />portion of the plat also currently has access to Hwy. 47. Lot <br />1, Block 2 fronts on County Road 63. <br /> <br />Additionally, the developer is proposing the extension of <br />174th Avenue to the west property line and to the east <br />property line. The eastward extension results in a 1200'! <br />cul-de-sac which exceeds the code limitation of 600'. The <br />likelihood of extending 174th to Highway 47 in the near future <br />is not great since it must pass through an existing developed <br />lot.
