The total area of the proposed subdivision is <br />approximately 10 acres. Four lots are being created from the <br />parcel. Lots 2, 3, and 4 currently have buildings on them. A <br />review of City records indicates that no park dedication was ever <br />received from earlier development. Unless the Owners could show <br />that park dedication had previously been satisfied, all the lots <br />are now subject to park dedication. The park dedication is 5% of <br />the land or a cash equivalent based on the fair market value of the <br />undeveloped property. <br /> <br />We have reviewed the City park and trail map and determined that <br />no park land is required for this area. <br /> <br />Our recommendation, thus, is to accept cash in lieu of land for <br />park dedication. The conservatively estimated fair market value <br />is $5,000/acre.
