Hakanson <br />Anderson <br />Assoc.,inc. <br /> <br />En,~ineers, Surveyors & <br />Landscape Architects <br /> <br />May 9, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey ~ <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Preliminary Plat Review of <br />Park 67 Industrial Park <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the I-1 Industrial Urban service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The sketch plan states that the plat is proposed as a minor <br />subdivision. The City Code states that the minor subdivision <br />procedure may be used for plats with three or less lots that <br />require no construction of streets or utilities. The proposed <br />plat consists of four lots and will require street <br />construction. <br /> <br />The proposed lots meet the area and lot width requirements of <br />the City Code with the exception of Lot 3. Lot 3 does not <br />meet the width requirement of 200 feet. <br /> <br />In review of access to the plat, Lot 4 would access onto <br />County Road 116 and Lots 1, 2 and 3 are proposed to be served <br />by a temporary road easement. We would recommend that the <br />developer petition the City for the construction of Tungsten <br />Street which would also serve the Ramsey 67 Industrial Park. <br />Sewer and water utilities should also be installed prior to <br />the construction of Tungsten Street. <br /> <br />222.
