The proposed plat consists of 114 residential lots. <br /> <br />Based on the city Code, the lot width for all lots other than <br />cul-de-sac lots is 80 feet. Several lots in Blocks 3, 4, 5 <br />and 8 do not meet the minimum lot width. <br /> <br />Block 3 of the plat abuts the Magnesium Street Pond which is <br />a general development lake. The lots adjacent to this lake <br />must have 15,000 square feet above the ordinary high water <br />mark, 75 feet of water frontage and a structure setback of 50 <br />feet from the ordinary high water mark. Several of the lots <br />do not appear to meet these requirements. <br /> <br />City Code requires that corner lots be platted 10 feet wider <br />than interior lots or 90 feet in width. Lot 1, Block 6, and <br />Lot 1, Block 8 do not meet the minimum requirement for corner <br />lots. <br /> <br />City Code 170.038C requires a minimum right-of-way of 66 feet <br />for streets. The preliminary plat shows a right-of-way of 60 <br />feet. Also, the minimum right-of-way for cul-de-sacs is 130 <br />in diameter.
