The proposed plat consists of 113 residential lots. <br /> <br />Block 8 of the plat abutts the Magnesium Pond which is a <br />general development lake. The lots adjacent to this lake must <br />have 15,000 square feet above the ordinary high water mark, <br />75 feet of water frontage and a structure setback of 50 feet <br />from the ordinary high water mark. Lot 1 does not provide <br />adequate setback from the OHW level. Lots 2,3,4 and 5 have <br />in excess of 75 feet of water frontage and have 15,000 square <br />feet above the ordinary high water mark. The setback should <br />be shown on the plat. <br /> <br />In review of street right-of-way widths, we find that they <br />have been revised to meet the requirements of the City Code. <br /> <br />In review of the required preliminary plat data by the City <br />Code, the following items were not provided: <br /> <br />Soils data· <br />Easements and setbacks were not shown. <br />Profiles of proposed streets. <br /> <br />222 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />61 2/427-5860 <br />Fax 612/427-3401 <br /> <br /> <br />
