Page 2
June 26, 1990

The plat is proposed to be served by city sewer and water.
Plans for the extension of trunk sanitary sewer from 142nd
Avenue in Flintwood Hills and the extension of trunk watermain
from the water tower site to this plat and Wood Pond Hills are
currently being prepared.

Based on the rules of the Environmental Quality Board, an
environmental assessment worksheet (EAW) for the development
is not required.

Access to the plat is proposed from Nowthen Blvd. The east-
west cross street on the north end of the plat is a Municipal
State Aid Street (MSAS) which will connect to Sunfish Lake
Drive on the west and T.H. 47 on the east. The alignment of
the MSAS will have to be shifted to the north on Nowthen Blvd.
to match the extension to the west and to the south on the
east side to provide for its continuation to T.H. 47.

In review of the street layout, the cul-de-sac to north
exceeds the maximum of 600 feet as allowed by City Code. We
would recommend that the street be extended north to the plat
line to provide for future connection to 149th Lane.

The proposed plat should be reviewed by the Park Commission
to determine how the park dedication will be met.

If you have any questions in regard to the sketch plans, please let
us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
