SITE CHARACTERISTICS AND SERVICES <br /> <br />Agricultural is the present use of the property and Mississippi <br />River front is wooded. Soils of the property are generally sandy <br />loam and appear to be satisfactory for residential or business <br />development. These soils are essentially a continuation of the <br />soil type easterly of the property which is developed for <br />residential and business uses. <br /> <br />Surface drainage flows gradually from North to South across the <br />property with an 866' MSL elevation in the NW part of the property <br />to a River top of bank elevation of 847' MSL. The River elevation <br />is about 834' MSL. <br /> <br />Access to the property is provided from the intersection of THi0 <br />and Feldspar Street NW. Feldspar intersects 138th Avenue NW which <br />serves as a remote frontage road to the highway. Continuation of <br />the frontage road westerly will be provided with an intersection <br />with Ramsey Boulevard and continuing to join Riverdale Road NW <br />which is an existing frontage road westerly of the County Park. <br />At some time the new river bridge road (west of the Park) will <br /> <br />intersect this frontage road. The average daily traffic volumes <br />for TH10 in 1986 was 22,500. <br /> <br />Sewer and water utilities are public and provided at the easterly <br />boundary of the property. Both have adequate capacity however, a <br />sewer lift station is expected to be necessary to provide service <br /> <br />3 <br /> <br /> <br />
