Approval ,of the <br />Metropolitan Urban Service Area (MUSA) line extension westerly to <br />the boundary of the Anoka County Park property will allow City <br />construction of adequate utilities to the property. <br /> <br />MISSISSIPPI RIVER <br /> <br />The River and adjacent land is highly regulated. Key to this <br />regulation is the Mississippi Critical River designation plus river <br />use regulations as related to water quality and flooding. MnDNR, <br />the U.S. Corps of Engineers and the Upper Mississippi River <br />Watershed District are involved in assuring proper environmental <br />management in addition to the City and County. The Flood Insurance <br />Study for the city of Ramsey prepared by HUD shows the following <br />for the up-river property boundary: <br /> <br />10 Year Flood Elev 843.5 (slightly over the bank) <br />100 Year Flood Elev 849.0' <br /> <br />COMPREHENSIVE PLAN <br /> <br />The 1980 city Comprehensive Plan (map 10) recommends business uses <br />for all of the northern portion of the property within 1000 feet <br />from the THi0 right-of-way. <br /> <br />Land southerly of the business use area is recommended for urban <br /> <br /> <br />
