The property is currently <br />zoned industrial. Therefore, the property will require rezoning <br />to R-1U. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat consists of 18 residential lots. Lots 5 and <br />6 east of Sodium do not meet the area requirement of the City <br />Code pertaining to waterfront lots in a shoreland zone (min. <br />15,000 SF above OHW). <br /> <br />In reviewing the sketch plan requirements of the City Code, <br />the following items were not provided: <br /> <br />Existing zoning classification of the areas surrounding <br />the subdivision. <br /> <br />b. Description of the property by fraction of section, <br /> township and range. <br /> <br />The plat is proposed to be served by city sewer and water. <br />The developers of Cedar Hills, Windemere Woods and Chestnut <br />Hills have requested tax-increment financing to help extend <br />sewer and water to the area.
