Mr. Gerald Zimmerman
Page 2
May 29, 1990

In review of the access to the plat, access will be provided
from Industry Avenue N.W. The proposed street will also
provide access to the plats of Cedar Hills and Chestnut Hills.
Therefore, the required street right-of-way width is 66 feet
as shown.

An additional 17' of right-of-way is shown at the south end
of the plat for County Road 116. We would recommend the
additional width be changed to 27' and identified as road
right-of-way on the plat.

The existing house on the southeast corner of Outlot A should
be shown as a separate lot.

In review of drainage, the developer will have to direct the
drainage to a publicly owned or controlled drainage facility
or storm sewer with appropriate easements.

The proposed plat does not provide for park dedication. The
plat should be reviewed by the Park Commission for their
recommendation on park dedication.

If you have any questions in regard to the sketch plans, please let
us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
