Hakanson
Anderson
Assoc.,inc.

Engineers, Surveyors &
Landscape Architects

May 29, 1990

Mr. Ron Hetlund
Parks and Recreation Commission
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Sketch Plan Review for Park Dedication
Chestnut Pond

Dear Mr. Hetlund:

We have reviewed the above referenced sketch plan for park
dedication requirements. The proposed subdivision is in the urban
area and will need to be rezoned for urban residential use.

The developer is proposing a subdivision which would create 18
residential lots on approximately 23.2 acres. Park dedication at
a minimum is 10% of the gross land area, cash equivalent or
$500/unit whichever is greater.

An issue the Commission may wish to consider is whether a 15' ROW
should be required along the east side of Sodium for
pedestrian/bike path from Industry Avenue to the trail entry into
the park. This would be consistent with expanded trailway rights-
of-way along-143rd and 142nd Avenues.

No park land is otherwise proposed to be obtained through this plat
and it is thus recommended that park requirements be met in cash.
At $500/unit, park dedication would be $9,000.00.

222 Monroe Street
Anoka, Minnesota 55303

612/427-5860
Fax 612/427-3401

7
