Property immediately adjacent to the <br />east is zoned I-1 and all other surrounding properties are zoned B-1. At the present <br />time, adjacent.lands are vacant. <br /> <br />2) <br /> <br />Lot Coverage: The proposed development will cover approximately 6.5% of the lot <br />which is considerably less than the allowable 35% maximum coverage. <br /> <br />3) <br /> <br />Building ElevatiOn: The building is proposed to be 18" higher than the center line <br />of Riverdale Road N.W. <br /> <br />4) <br /> <br />Parking: The proposed facility is a dual use between business and industrial usage. <br />Since there will be a maximum of three people working at this facility, industrial <br />requirements would require three spaces. In addition, the plan shows just short of <br />600 square feet being reserved for showroom. Standards call for one parking space <br />per 200 square feet of business floor space, thus requiring three additional spaces <br />for the business use of this facility. Therefore a total of six parking spaces are <br />required. A total of five regular parking spaces plus one handicapped space are <br />proposed. <br /> <br />5) Setbacks: This facility complies with all setbacks required for the B- 1 District. <br /> <br />6) <br /> <br />Loading Docks: The proposed facility has three loading bays located on the east <br />side of the building. These bays comply with the dimensional requirements of the <br />City Code, however, City Code requires loading facilities to be located at the rear of <br />the structure. In the proposed site plan, these structures are located on the east side <br />yard of the structure. A variance from the Code will be required to maintain the <br />loading docks in this location. <br /> <br />// <br /> <br /> <br />
