Mr. Gerald Zimmerman
August 28, 1990

7)

UtiLities: This site is located within the Metropolitan Urban Service Area, however,
City sewer and water are unavailable at this time. The facility is proposed to be
served by an on-site sewage disposal system and a private well. Provisions are
also made for a replacement area for a future drainfield.

8)

Landscaping Screening: A proposed plan is provided. There are no adjacent
residential uses to this property. Minimum-twenty foot landscape buffers are
provided adjacent to U.S. Highway #10 and Riverdale Road N.W.

9)

Drainage: Drainage is directed from the bituminous parking lot in a southerly
direction towards Riverdale Road N.W. Drainage from the tufted area north of the
building is directed northward toward U.S. Trunk Highway #10. The drainage
from the smacture itself appears to be divided with half of the mn-off flowing to the
parking lot and Riverdale Road N.W. and the remaining half flowing to the
Highway #10 N.W. ditch.

10)

Building Materials: The structure will be constructed primarily of rock-faced
concrete block and set off by plain concrete block in a contrasting color. The
structure appears to be in conformance with the architectural control standards set
forth in the City Code.

11)

Lighting: On-site lighting appears to be arranged to adequately illuminate the
parking and loading areas without emitting an excessive amount of lighting off the
property.

The following is a list of items that were not submitted as required by City Code:

A) Property survey certified by a registered surveyor.

I recommend approval of this site plan contingent on the items noted in this letter.

Respectfully submitted,
CITY F ~ISEY

u~ty ,.ngin~er

SJ/jmt

CC:

Sylvia l::rolik, Planning Assistant
C&L Canvas Crafts

/&
