THU <br /> <br />I ~ : ~ SANDER AN~ <br /> <br />SUPPLEMENT TO <br />~UBDIFISION SKETCH PLaN SUBMITTAL <br />FAYE ADDITION~ BCHWARTZMAN PROPERTY <br />AUgUSt 30, 1990 <br /> <br />It is essential for orderly development of the City and reasonable <br />development of the subject property to recognize a few basic <br />factors: <br /> <br />The contemplated development includes a business area and <br />a residential neighborhood with both single family and <br />low density multi-family residential in a pattern <br />consistent with policies of the Comprehensive Plan. <br /> <br />Development of an adequate size <br />is essential for a successful <br />development to take place. <br /> <br />business area property <br /> node of commercial <br /> <br />Development of the frontage road, Riverdale Drive (138th <br />Avenue NW) as determined in the Comprehensive Plan and <br />the Thoroughfare Plan with good access to Ramsey <br />Boulevard is essential. <br /> <br />This development is based on the assumption that airport <br />plan and Airport Zoning will take place. <br /> <br />The city will go forward with expansion of the <br />Metropolitan Urban Service Area (MUSA) to encompass the <br />Plan area. <br /> <br />Zoning changes will follow the Preliminary Plat in <br />support of the Sketch Plan. <br /> <br />Development will proceed over a period of time and <br />platting may be for portions of the site in sequence and <br />generally consistent with the Sketch Plan. <br /> <br />Information on various aspects of the development is presented on <br />the following pages. <br /> <br /> <br />
