The Subdivision Sketch Plan <br />proposes continuation of the existing 35 foot road easement along <br />the westerly Schwartzman property to serve the Kelly property as it <br />has in the past. The easement is the only public land access to <br />the property. In the event the Kelly property is not acquired by <br />the County the owners may negotiate a change in the access. <br /> <br />pUTLOTS A & ~ <br /> <br />The use of these outlots is yet to be determined. It is expected <br />that Anoka County will be interested in Outlot A in order to <br />increase the County Park area. This would provide the County with <br />additional waterfront and may assist in bringing their park up to <br />a size and standard that may be accepted by the Metropolitan <br />Council as a Regional Park. <br /> <br />Outlot B may remain as private open space for use of the owners <br />within the subdivision and we may seek partial open space credit <br />toward the parkland dedication requirement. <br /> <br />Uses of both outlots will be determined in the later stages of <br />platting. <br />Access to these properties will depend on need in both cases and <br />residential lot adjustments will be made in the later platting <br />stages. No access would be provided to Outlot B if the County <br />acquires the property for park purposes. <br /> <br />RESIDENTIAL LOT SIZE <br /> <br />All single family lots as proposed will exceed the 12,150 s.f. <br />minimum area as specified in City Code Sec. 170.016B for the R-1U <br />Residential District and also as specified in the Environmental <br />Protection Ordinance #88-11 for non-riparian lots with public <br />sewer. (Only Outlots A & B are "riparian lots" that border the <br />Mississippi River watercourse.) Ail residential lots are <br />considered as "non-riparian" lots.
