~U~--~0--90 THU <br /> <br />Mississippi River Critical Area do not have lots size requirements <br />but simply refer to the "local zoning ordinance". <br /> <br />RESIDENTIAL LOT WIDTH <br /> <br />Lot width requirements for single family residential lots are <br />specified in City Code Sec. 170.016B for the R-1U Residential <br />District as a minimum of 80 feet. Ail lots are proposed in excess <br />of this minimum. The Environmental Protection Ordinance #85-11 <br />indicates a lot width minimum of 90 feet "at the Building Line and <br />River Frontage" which applies to riparian lots. The Interim <br />Regulations for the Mississippi River Critical Area do not have lot <br />width requirements. <br /> <br />PARKLAND. DEDICATION <br /> <br />Computation of required parkland dedication is based on Ordinance <br />87-17 and particularly Sec. 170.062 for Residential Parkland <br />dedication and Sec. 170.063 for Industrial/Commercial Parkland. <br />Planned Unit Development procedures of Sec. 170.064 with <br />flexibility in various code requirements are not planned. <br />Computation of required dedication is made as directly related to <br />the above uses and the gross areas of the above land uses are as <br />follows: <br /> <br />USE <br /> <br /> PARKLAND <br />DEDICATION <br /> REQUIRED <br /> <br />single Family Residential, 30.4 ac. x 10% <br />Multi Family Residential, 8.7 ac. x 12% <br />Commercial, 47.7 ac. x 5% <br /> <br />3.04 ac <br />1.04 ac <br />2.38 act <br /> <br />GROSS PARKIJuND REQUIRED <br /> <br />6.46 AC. <br /> <br />Parkland will be dedicated as a part of the filing of individual <br />plats for the subdivision based on ordinance 87-17. The gross <br />parkland dedication is now calculated to be: <br /> <br />Lot for Playfield <br />Land for Trail (35' x 2400') <br /> <br />5.4 ac. <br />1.9 <br /> <br />GROSS PARKLAND <br /> <br />7.3 AC. <br /> <br />Present computation of parkland is in excess of the dedication <br />required by the City Code. Outlots A & B are not proposed for <br />Commercial, or residential use and do not generate a need for <br />parkland dedication. In the event one or both of these outlots <br />become a use such as residential then parkland dedication will be <br />included in the filing of the plat for that development.
