City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W,, RAMSEY, MINNESOTA 55303 · <br /> <br />(612) 427-1410 <br /> <br />November 15, 1990 <br /> <br />Mr. Glen Rychner <br />Aluminum Recycling, Inc. <br />6200 - 177th Lane N.W. <br />Ramsey, MN 55303 <br /> <br />Dear Mr. Rychner: <br /> <br />I have reviewed the site plan submitted for a proposed aluminum recycling facility which is to be <br />located on the former site of Supreme Rental property on Sunfish Lake Boulevard and offer the <br />following comments: <br /> <br />1) <br /> <br />Zoning and Land Use: The property is zoned I-1 Industrial as are the properties North, <br />West and South. The property immediately to the East across Sunfish Lake Boulevard is <br />zoned R-IR. The property to the North is occupied by a furnace cleaning business. The <br />area to the West is generally wetland and the land to the South is occupied by Parabody, <br />Inc. The Hunters Hill Addition is located immediately East of the subject site and an <br />occupied residence is located within 250 feet of the property and within 500 feet of the <br />nearest site structure. <br /> <br />2) <br /> <br />Setbacks: All structures meet the required setbacks of the industrial district. The Code <br />specifies a maximum "building" height of 35 feet and all buildings comply with this <br />restriction. It should be noted, however, that a crane will be located on the site, which may <br />exceed 40 feet in height on occasion depending upon its orientation. <br /> <br />3) <br /> <br />Lot Coverage: The maximum permitted lot coverage within the Industrial District is 35%. <br />The existing and proposed structures, including the loading and storage areas is 9%. <br /> <br />4) <br /> <br />Parking: In industrial areas, one parking space is required per employee on the largest <br />shift. The plan sheet identifies six employees are anticipated and six parking areas are <br />proposed. <br /> <br />5) <br /> <br />Loading Facilities: The unique nature of this operation will necessitate that most facilities in <br />designated Area B be accessible to mack traffic. The site plan appears generally adequate to <br />accommodate most truck traffic. However, I question whether storage trailers located in <br />Area B-3 can be maneuvered into and out of the bays without traversing the landscaped <br />area in front of the existing wood frame building (B-5). <br /> <br />6) <br /> <br />Site Access: The site access from the site will be onto Sunfish Lake Boulevard at the <br />location of the existing access. <br /> <br />7) <br /> <br />Utilities: The site is located just North of the Municipal Urban Service Area (MUSA) <br />boundary and will be served by the existing private well and on-site septic system. <br /> <br /> <br />
