W. <br />Ramsey, MN 55303 <br /> <br />Re: Clayton Berg's request for plat approval of Wildwood Acres. <br /> <br />Our personal feeling is that we would not like to see this land developed <br />as one of the main reasons we moved to Ramsey over fourteen years ago, was <br />because of the open and naturalness of the area with much wildlife. However, <br />we realize that progress must be made and we guess that building is part of <br />this progress. <br /> <br />We would like to make the following points; of these 80 acres, only 65-70 acres <br />are buildable. Approximately 6 acres on 173rd Ave. are low swamp and in the <br />middle portion of this land is another 5 to 7 acres which are swamp land. <br />If you deduct the land needed for streets (5-7 acres ?) you would have a total <br />of about 60 acres for building. <br /> <br />Because this land is north of Trout Brook, city water and sewer will not be <br />available in the forseeable future. For this reason the minimum lot size <br />should be 5 acres because of the need for cesspools and drain fields. Anything <br />less is just putting more pressure on our ground water table. <br /> <br />We feel that if plat approval is given, it should be for no more than 12 <br />single family residential lots. <br /> <br /> Yquo~s .truly,_~ <br /> <br />//Kurt E.
