The pr, ope~/is located at 17i20 Tiger Street N.W.

following items ars enclosed for yom- ~m.tbrrnafion:

a) Sire location map
b) Sketch plan
c) P,.esubdivision Plan
d) City, Srair review iener dared October 3 !, 200_3

Notification:

Tee plat [sa ,minor subdivision and is not subject to a public hearing. Ir'formation reg~ding the
sketch plan request was sent to residents within .350 feet of the subject prope,wy.

Observations:

~. Lerendre owns a i7 acre parcel, where his ~[ngle family home is located, and his dauDhter's
home is located on the adjacent 2.5 acre parcel to be south. ,,Mr. Letendre is proposing to ropier
the two homesteads to create a new 3 acre parcel for development. The resuiring lot sizes are 2.5
acres, ~ acres and 14.2 acres, which meets or exceeds the 2.5 acre minimum for the Rural
Developing District.'

The mihirnum tot width in the Rural Developing area is 200 feet. The subject property, bas a total
of 579 feet of frontage on Tiger Street; which results in a 2 ! foot deficiency [n the 600 feet of
frontage that would be required for 3 lots. Ori_*,Znal!y, the ropier was proposed to just create one
additional .3 acre lot from the Letendre homestead, which required a variance because the
homestead did not have 400 feet of ~onrage on Tiger Street to accorr~,nodam a second lot. The
Board of Adjustment ~anted a variance to create a new buildabie loc with less than the 200 feet
of imntage per lot on Tiger Street contingent upon the Applicants including Loi 3, Block 1,
Tranby Yen'ace ? Addition m the ropier. The purpose for the contingency was co provide .Mr.
Lerendre oppormmry to reconfigure lot lines in order tlnat he could gain control of the furore
fig_iht-of-way aiignment that would be necessary for :he furare ex~ensi0n of 171~t Avenue N.W. to
the west side ofT;get Stre=t.

12
