We offer the following comments: <br /> <br />/I <br /> <br />General: The sketch plan is proposing to develop property located south of U.S. b~ghway <br />#10 amd north, east and west of R.iverdale }irive. The subrmned sketch plan shows a total of <br />~ ,8 urbar~ townhouse uni~ on 26.5 acres. <br /> <br />Zoalng: The property is currently zoned MLxed Use - Planned Unit Development (MU- <br />PUD). CiD' Code stares at .least 70 percent of r. he land area shall be developed with residential <br />uses, wb__ic.~ can include density, and standards stipulated i.n the R-i, R-l, and R-3 disUict. <br />Of-rices, banks-, enclosed retail, personal and professional ser¢ices, restaurants and cafes, are <br />also permitted uses. The sketch plan is show/rig approximately 26.5 acres of high density <br />residential and 5 acres of retail and/or commercial development. <br /> <br />Density.: The MU-PUD disrr/c~ allows ~.-1, R-2, and 1K-3 densities, uses, and performance <br />standards.
