CASE # 1 <br /> <br />RECOMMEND PARK DEDICATION FOR RIVERBROOK: <br />CASE OF WAYNE MELOCHE <br /> By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />Wayne Meloche is requesting sketch p!a,n review of a minor subdivision to plat two rural <br />residential lots consisting of one existing homestead and one additional lot. The subject <br />property is located at 17400 Erkium Street NW, Ramsey. <br /> <br />The City has the option of cash, land -or a combination of cash and land for park <br />dedication. The City's 2003 park dedication fee is $1800 per residential lot; existing <br />homesteads are exempt from park dedication fees. The plat will be subject to the park <br />dedication rate in effect at the time of final plat approval. Park dedication fees must be <br />paid prior to the City releasing the plat for recording at Anoka County. <br /> <br />The City has established a trail development fee at a rate of $475 per unit; existing <br />homesteads are exempt from this fee. The plat will be subject to the trail fee in effect at <br />the time of final plat approval. This feed must be paid prior to the City releasing the <br />mylars for recording. <br /> <br />Observation: <br /> <br />This area is shown 6n the Comprehensive Park and Trail Plan as a proposed park. This is <br />not feasible to ask for the entire site as a park. Discussion with the owner looked at them <br />dedicating a trail corridor across the northwest comer of Lot 2. These talks have stalled <br />recently. <br /> <br />The Commission should provide a park dedication recommendation.
